Thank you for considering iVest Equity for your mortgage financing needs. At iVest Equity Mortgage Investment Corporation we specialize in situations where Banks and other Institutional Lenders may have declined your mortgage request. As a Private Mortgage Lender, we have the following terms and conditions:

  • Rates
    • 1st Mortgages- starting at 7.5%
    • 2nd Mortgages- starting at 10%
    • Rate determined by overall Risk Assessment by iVest Equity
    • Interest only monthly payments due on the 1st day of each month

Example 1- a $100,000 1st mortgage at 7.5% would require monthly payments of $625.00.
Example 2- a $50,000 2nd mortgage at 12.5% would require monthly payments of $520.83.

    • Ontario Only with a focus on properties located in South-Western Ontario
    • Property located in communities where population > 10,000 (exceptions at lower LTV ratios)

    • Owner Occupied Single Family Residential
    • Multi-family Rentals up to a 6-plex
    • Condominiums -Owner Occupied and Investor

  • Mortgage Amounts
    • Minimum $50,000 (1sts), $20,000 (2nds)
    • Call for maximum amounts
  • Loan to Value
    • Up to 85% on 1st and 2nd mortgages
    • Value determined by iVest Equity approved appraiser (at borrower cost)
  • Repayment Terms
    • Terms of 6,12 or 24 months
    • Interest only monthly payments
    • Mortgage is closed for the term but upon 3 months interest penalty mortgage becomes open
    • Customized repayment terms considered
  • Borrower Qualifications
    • No Maximum GDS/TDS Ratios
    • Self-Employed, Commissioned Sales, Non-Income Verifiers
    • New Immigrants
    • Purchases, Refinances, Equity Take-outs, Debt Consolidations
    • Financial Distress Situations
    • Purpose of mortgage and Exit Strategy Required
  • Legals
    • Mortgage must be funded and closed by iVest Equity solicitor
    • Borrower pays all legal costs
    • Title Insurance required
    • Personal Guarantee required
